Renderings, plans and specifications
Images, 3D renderings, animations, virtual tours and floor plans are artist's impressions for illustration only. Finishes, furniture, landscaping, surroundings and views are indicative and may differ from the completed project. Floor areas are approximate. The project is under construction; completion dates are targets and may change.
Prices and availability
Prices are in US dollars, are indicative and may change without notice until confirmed in a signed reservation agreement. Unless stated otherwise, they exclude taxes, registration and transfer fees, notarial and legal fees, furnishing, association dues and other charges. Peso figures are estimates at an indicative exchange rate (“approx.”), not peso prices. Availability (including “sold” status) is updated periodically and must be confirmed with us.
Projected income and returns
Rental income, occupancy, yield, appreciation, “total economic value” and calculator results are illustrative scenarios based on stated assumptions and third-party market data (for example AirDNA and AirROI). They are not forecasts, promises or guarantees of future results. Actual results depend on market conditions, management, costs, taxes, regulation and other factors, and you may earn less than shown or lose money. Past or market performance does not indicate future results.
This website does not offer securities, investment contracts, pooled rental schemes or guaranteed returns, and no part of it has been registered with or approved by the Securities and Exchange Commission. Property-management services, where offered, are a separate optional agreement with the management company.
Foreign ownership and legal structures
The Buyer's Guide describes ownership structures in general terms. It is not legal advice and does not create a lawyer–client relationship. Under the 1987 Constitution (Article XII, Section 7), private land in the Philippines may be owned only by Filipino citizens and by corporations at least 60% Filipino-owned. Leases of private land to foreigners are limited by law (for example Presidential Decree No. 471 and, for qualified investment projects, Republic Act No. 7652), and arrangements that give foreigners rights reserved to Filipinos, including the use of nominees (“dummies”), are prohibited by the Anti-Dummy Law (Commonwealth Act No. 108). The availability, terms, renewal and enforceability of any structure depend on the facts and on the contract documents. Before you commit, obtain independent advice from a Philippine lawyer of your choice.
Tax information
Statements about taxes (including capital gains tax, documentary stamp tax, transfer tax, withholding tax and real property tax) are general, simplified and may not apply to your situation. Tax rules and rates change. They are not tax advice; consult a qualified Philippine tax adviser or accountant.
Third-party information
Market data, tourism statistics and information about nearby developments come from third-party sources we believe to be reliable but have not independently verified. References to other developments or brands do not imply any affiliation or endorsement.
